Many San Antonio neighborhoods, especially newer and master-planned communities, are part of a homeowners association, or HOA. An HOA can add real value to a neighborhood, but it also comes with rules and costs. Here is what to know before you buy.

What Does an HOA Do?

An HOA manages and maintains shared spaces and sets standards for the community. Depending on the neighborhood, that may include entrances and landscaping, pools, parks, playgrounds, trails, and clubhouses. Some HOAs also handle trash service, security, or exterior maintenance for townhomes.

The Benefits

Well-kept common areas. Amenities and landscaping are maintained for everyone.

Consistent standards. Rules can help protect the look and feel of the neighborhood.

Community events. Many HOAs host holiday events, movie nights, and other gatherings.

The Trade-Offs

Monthly or annual dues. These add to your housing budget and can increase over time.

Rules and restrictions. There may be guidelines on paint colors, fences, parking, rentals, and more.

Special assessments. If a big project comes up and reserves are low, owners may be asked to chip in.

Questions to Ask Before You Buy

  • How much are the dues, and how often are they paid?
  • What exactly do the dues cover?
  • Have dues gone up recently, and are increases planned?
  • Are there any special assessments now or coming up?
  • How healthy are the HOA's reserve funds?
  • What are the rules on rentals, parking, pets, and exterior changes?
  • Are the amenities finished, or still being built?

Read the Documents

In Texas, buyers can review HOA documents such as the bylaws, rules, and budget as part of the purchase process. Take the time to read them. They will tell you a lot about how the community runs.
