New construction brick home in a San Antonio area subdivision

San Antonio is growing fast, and new communities keep popping up across the Northwest side, Boerne, New Braunfels, and beyond. At the same time, established neighborhoods offer character, mature trees, and convenient locations. So which is the better fit for you?

The Case for New Construction

Everything is new. New roof, new HVAC, new appliances. Fewer repairs in the first few years.

Energy efficiency. Newer builds are often more efficient, which helps with San Antonio summer utility bills.

Builder warranties. Most builders offer warranty coverage on workmanship and major systems.

Builder incentives. Many builders offer help with closing costs or rate buydowns, especially when they have inventory to move.

The Case for Resale

Location. Resale homes are often closer to downtown, major employers, and established schools.

Bigger lots and mature trees. Older neighborhoods usually offer more yard and more shade.

Room to negotiate. Price, repairs, and closing costs are all on the table with an individual seller.

Move in sooner. No waiting months for a build to finish.

What to Watch for With Builders

Bring your own agent. The sales rep in the model home works for the builder. Having your own agent on your side costs you nothing in most cases, but you usually need to bring them on your first visit.

Read the fine print on incentives. Some incentives require using the builder's preferred lender. Compare offers before you commit.

Get an independent inspection. Yes, even on a brand-new home. Inspect before the drywall goes up and again before closing.

Ask about HOA fees and amenities. Know what the monthly dues cover and whether the pool, trails, or clubhouse are finished or still planned.

Which One Wins?

It depends on your priorities. If you want low maintenance and modern features, new construction may be the way to go. If location, lot size, and negotiating power matter most, a resale home might be the better fit.
